Days on Market (DOM)
There are two calculations for Days on Market (DOM) in the MLS-
Agent Days on Market (ADOM) is the number of days a property has been listed with an individual agent.
Cumulative Days on Market (CDOM) is the number of days a property has been listed in the MLS.
Calculating Days on Market
Agent Days on Market (ADOM) is calculated starting from the Listing Date or On-Market Date entered on the listing. Cumulative Days on Market (CDOM) is calculated by the collective sum of the ADOM from the current listing and any previous listings for a specific property.
Both ADOM and CDOM will accumulate, pause, or stop accumulating depending on the status. Here is a full breakdown of how DOM is affected by each status:
Coming Soon | ADOM is 0. It does not begin or accumulate. |
Active | ADOM will begin based on the Listing Date you enter on your listing and continues to accumulate. |
Active W/Contingency | ADOM/CDOM continue to accumulate. |
Pending | ADOM/CDOM is paused and will not accumulate. |
Temporarily Off Market | ADOM/CDOM is paused and will not accumulate. Will NOT reset on the 31st day if relisted. |
Cancelled | ADOM/CDOM is stopped and will reset on the 31st day if relisted. |
Closed | ADOM/CDOM is stopped and resets immediately. |
Expired | ADOM/CDOM is stopped and will reset on the 31st day if relisted. |
Resetting Days on Market
A listing must be off the market (Cancelled or Expired) for more than 30 days for ADOM and CDOM to reset. On the 31st day, the property can be re-listed and the ADOM and CDOM will both reset to zero.
- If the original listing agent relists the property before 30 days have passed, ADOM and CDOM will carry over to the new listing.
- If a different agent relists the property before the 30 days have passed, ADOM will reset to 0, but DOM will carry over to the new listing.
Example--
John adds a new listing with a listing date of January 1. On January 1, both ADOM and CDOM begin at 0. On January 31, John cancels the listing and both calculations pause at 31.
- If John re-lists the property on February 1 (before 30 days have passed), the ADOM and CDOM would both start at 31.
- If John re-lists the property on March 3 (after 30 days have passed), the ADOM and CDOM would both reset to 0.
- If a different agent re-lists the property on February 1 (before the 30 days have passed), the ADOM will reset to 0, but the CDOM would start at 31.
- If a different agent relists the property on March 3 (after 30 days have passed), the ADOM and CDOM would both reset to 0.
